A Picture is Worth a Thousand Words

Considering owning a rental/investment property? There are a lot of things to think about when doing this and as a Realtor and property investor I have seen great financial benefits from this.

One thing to keep in mind during tenant transition is documentation. Certainly I encourage you to conduct move in and move out inspections with the tenant present. I also strongly encourage you to take video and/or photographs of any items that may come up during those inspections. Time and time again I have had disputes with tenants that have been put to rest when showing them photographic evidence of whatever issues may have come up.

Examples of this would include carpet stains, dents and holes in walls, cleaning, broken cabinets, and more. In an era where we all have cameras on our phones, it makes sense to document everything with them.
